{"id":21573,"date":"2017-07-19T11:33:05","date_gmt":"2017-07-19T15:33:05","guid":{"rendered":"http:\/\/chescotimes.com\/?p=21573"},"modified":"2017-07-19T11:39:17","modified_gmt":"2017-07-19T15:39:17","slug":"coatesville-redevelopment-kicks-off-for-real","status":"publish","type":"post","link":"https:\/\/chescotimes.com\/?p=21573","title":{"rendered":"Coatesville redevelopment kicks off \u2014 for real"},"content":{"rendered":"<p class=\"p1\"><span class=\"s1\"><strong>By Mike McGann<\/strong>, <em>Editor, the Times<\/em><\/span><\/p>\n<div id=\"attachment_4647\" style=\"width: 360px\" class=\"wp-caption alignright\"><a href=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/CoatesvilleGateway-1.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-4647\" class=\"size-medium wp-image-4647\" src=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/CoatesvilleGateway-1-350x263.jpg\" alt=\"\" width=\"350\" height=\"263\" \/><\/a><p id=\"caption-attachment-4647\" class=\"wp-caption-text\">DEPG CEO Jim DePetris and a bevy of state, county and local officials celebrate a ceremonial start to demolition for the Coatesville Gateway project, Tuesday.<\/p><\/div>\n<p class=\"p1\"><span class=\"s1\">COATESVILLE \u2014 For nearly a generation, plans to begin to revitalize the city have appeared on the horizon, only to disappear like a distant mirage, leaving city residents thirsty, time and again, for real progress. <\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">On Tuesday,<span class=\"Apple-converted-space\">\u00a0<\/span>with nearly 300 people on hand to witness it despite blistering July heat, the first ceremonial steps toward real development kicked off, as officials from DEPG Associates gathered with a bevy of local, county and state officials \u2014 plus hundreds of local residents to formally kick off the construction of Coatesville Gateway at the intersection of Lincoln Highway and First Avenue.<\/span><!--more--><\/p>\n<div id=\"attachment_4648\" style=\"width: 360px\" class=\"wp-caption alignleft\"><a href=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/coatesville-rendering-071317.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-4648\" class=\"size-medium wp-image-4648\" src=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/coatesville-rendering-071317-350x178.jpg\" alt=\"\" width=\"350\" height=\"178\" \/><\/a><p id=\"caption-attachment-4648\" class=\"wp-caption-text\">A rendering of the project slated to be complete in Dec., 2018.<\/p><\/div>\n<p class=\"p1\"><span class=\"s1\">While the hammers and hardhats used Tuesday were just ceremonial in nature, real demolition of the buildings on the north side of Lincoln Highway will begin shortly, said James DePetris, CEO of DEPG, and with it, the first tangible steps toward real redevelopment in the city in more than 25 years. When it is all done \u2014 and DePetris said the schedule calls for completion by Dec. 2018 \u2014 the mixed-used development will offer office space and retail, including two restaurants, one of which might be hosted in the historic bank building across the street.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u201cWhen the walls come down,\u201d DePetris said, \u201cthe message will be that Coatesville Gateway will be a reality.\u201d<\/span><\/p>\n<div id=\"attachment_4649\" style=\"width: 360px\" class=\"wp-caption alignright\"><a href=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/Lipkins.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-4649\" class=\"size-medium wp-image-4649\" src=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/Lipkins-350x263.jpg\" alt=\"\" width=\"350\" height=\"263\" \/><\/a><p id=\"caption-attachment-4649\" class=\"wp-caption-text\">Although the iconic Lipkins Building \u2014 long vacant \u2014 will be torn down in short order, the new development should lead to additional business development in the city, officials said.<\/p><\/div>\n<p class=\"p1\"><span class=\"s1\">With this project, the new train station coming on Third Avenue, the rebuilding of the intersection of First Avenue and Lincoln Highway and other smaller projects in the pipeline, it appears that the future \u2014 finally \u2014 is now for the city.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">To be sure, getting project off the ground has been a multi-year effort, with city officials, county officials and state officials all working to make what so many have failed at in the past: a real redevelopment project that could anchor a wave of renewal in the city.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u201cTo get it to this point,\u201d State Rep. Harry Lewis Jr. (R-74) said, \u201cit\u2019s just an awesome feeling.\u201d<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Lewis, a city native, who spent his career teaching and serving as an administrator in the Coatesville Area School District, noted that the large public turn out for Tuesday\u2019s event \u2014 even after years of false starts \u2014 shows the passion and commitment residents have for their city.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u201cCoatesville is proud,\u201d he said. \u201cWe are a strong community.\u201d<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Michelle Kichline, Chair of the Chester County Board of Commissioners \u2014 which has help to fund redevelopment efforts in the city in recent years \u2014 explained why the county must continue to focus on getting the city back on it\u2019s feet.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u201cChester County is only as good as the heart of the county,\u201d she said. \u201cAnd Coatesville is the heart of Chester County.\u201d<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Fellow Commissioner Kathi Cozzone, a long-time advocate for the city, aid she was ready to do \u201cthe happy dance\u201d with this project finally ready to get under way.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Commissioner Terrence Ferrell said that the time had come for the city to back up its deeds with words \u2014 a twist on the usual pronouncement. Clearly, he noted, the city is making broad steps toward a recovery and the time has come for residents and others to start spreading the word.<\/span><\/p>\n<div id=\"attachment_4650\" style=\"width: 360px\" class=\"wp-caption alignleft\"><a href=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/Gazebo.jpg\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-4650\" class=\"size-medium wp-image-4650\" src=\"http:\/\/chescotimes.com\/wp-content\/uploads\/2017\/07\/Gazebo-350x263.jpg\" alt=\"\" width=\"350\" height=\"263\" \/><\/a><p id=\"caption-attachment-4650\" class=\"wp-caption-text\">Coatesville resident John Pawlowski \u2014 a driving force behind all three gazebos in the Riverwalk, among other civic improvements \u2014 cuts the ribbon Tuesday on the newest and largest gazebo in the park.<\/p><\/div>\n<p class=\"p1\"><span class=\"s1\">About an hour later, in a bit smaller celebration \u2014 but yet another sign of the city\u2019s renewal \u2014 the third and largest gazebo along the city\u2019s Riverwalk was dedicated. Already a green spot in the city, the Riverwalk features a fountain and walkway overlooking the Brandywine Creek.
